The
Property Tax Appeal Process (In A
Nutshell)
The following is a very brief
summary of the property tax appeal process.
If you want to
contest the "Market" and/or "Assessed" value of your property,
you must file a petition with the Value Adjustment Board (VAB)
no later than 25 days following the mailing of the Count
Property Appraiser's Notice of Proposed Property Taxes. These
notices are typically mailed in the last week of
August.
A petition
must be filed with the Value Adjustment Board (VAB). To file
the petition there is a filing fee of $15.00 per parcel of
property. Each parcel of property is identified by a Folio
Number. In certain cases only a $5.00 filing fee is required
per Folio Number if there are joint petitions being filed, such
as in the case of Condominium Associations.
After the
petition is filed, the Value Adjustment Board (VAB) will
schedule a hearing before a Value Adjustment Board (VAB)
appointed Special Magistrate. The Special Magistrate acts like
a judge and hears testimony and considers evidence presented by
you, a/k/a "the petitioner" and the County Property Appraiser.
The Special Magistrate will make a written recommendation to
the Value Adjustment Board (VAB) as to whether or not to adjust
the petitioner's property tax assessment. This written
recommendation will be made available to the petitioner
within 20 days after the hearing. The Value Adjustment Board
will consider the Special Magistrate's recommendations and make
a determination without further hearing. The Value Adjustment
Board will send the petitioner a final "Record of Decision
Notice" after it officially adopts the Special Master's
recommendation and certify the assessment of the petitioner's
property.
